IN JUNE 2017, THE REGIONAL TRANSIT COMMISSION OF SOUTHERN NEVADA WAS GIVEN PERMISSION TO PROCEED WITH THE IMPLEMENTATION OF AN 8.7 MILE LIGHT RAIL SYSTEM ALONG MARYLAND PARKWAY, CONNECTING MCCARRAN INTERNATIONAL AIRPORT WITH DOWNTOWN LAS VEGAS.

IN ORDER FOR THE LIGHT RAIL SYSTEM TO BE SUCCESSFUL,

T.O.D. MUST OCCUR ALONG MARYLAND PARKWAY.

PROLOGUE

LAS VEGAS IS A RAPIDLY GROWING CITY THAT CONTINUES TO DENSIFY IN POPULATION. IT IS HIGHLY DEPENDENT ON PRIVATE VEHICLES AS THE MAIN MODE OF TRANSPORTATION, CONTRIBUTING TO THE TREND OF URBAN SPRAWL. AS THE NUMBER OF PEOPLE CONTINUES TO RISE AND SEGREGATION OF COMMUNITIES INCREASES, WE LOOK TOWARDS TRANSIT-ORIENTED DEVELOPMENT AS THE SOLUTION.

TRANSIT-ORIENTED DEVELOPMENT (T.O.D.) IS A TYPE OF URBAN DESIGN STRATEGY THAT FOCUSES ON MAXIMIZING RESIDENTIAL, COMMERCIAL, MIXED-USE, AND TRANSPORTATION DEVELOPMENT. BENEFITS OF T.O.D. INCLUDE IMPROVED SUSTAINABILITY, INCREASED WALKABILITY, STRENGTHENED TRANSIT SYSTEMS, AND REDUCED GAS EMISSIONS. SOCIAL IMPACTS INCLUDE AFFORDABLE HOUSING, STABILIZED TRANSIT RIDERSHIP, BROADENED ACCESS TO OPPORTUNITY, AND RELIEVED GENTRIFICATION PRESSURES.

OUR STUDIO SAW THE OPPORTUNITY TO DESIGN TRANSIT-ORIENTED DEVELOPMENT ALONG THE PROPOSED ROUTE. THE UNIVERSITY SOUTH SITE AND THE INTERNATIONAL DISTRICT SITE BOTH SERVE AS UNIQUE CONNECTORS BETWEEN UNLV AND THE SURROUNDING COMMUNITIES.
